Terms of reservation

Rental

Reservation of a listing requires payment of a reservation fee.

The fee is equivalent to one monthly rent of the given listing or 20% of one month's rent in the case of the Start Light service.

After the form is submitted and the reservation fee is registered on homfi’s account, you will receive confirmation of the reservation from our agent. It may require up to 24 business hours, but usually does not take that long.

By reserving a listing through this form you are declaring the will to rent it for the listed price at the time specified in the form.

Remember that the reservation of the property is not equivalent to the rental of the property. The rental of the reserved property depends on the consistent will of the lessor and the lessee and will take place on the basis of the separate agreement between them only.

The rental process involves a few simple steps. Let's go through them:

1. Personal information

We will need your personal details to prepare the rental agreement and the property handover protocol:

  • Full names of all tenants
  • Correspondence addresses
  • Personal identification numbers (PESEL) or passport numbers (if you don't have a PESEL)
  • Phone numbers and email addresses
  • Nationality (if other than Polish)

You'll provide this information directly to the Agent, who will be handling the necessary documents. Please rest assured that all your personal data will be protected in accordance with GDPR regulations.

2. Tenant verification

Every tenant interested in homfi's properties undergoes a simple three-step online verification process through our Partner, Simpl.Rent. This process checks your identity, financial capability to cover rental costs (income), and any existing debts. It's an easy and quick process that usually takes just a few minutes.

Once you pass the verification, you'll receive a Tenant Certificate confirming that your income is at least twice the rent amount and administrative and utility fees (in the case of the Start Light service - at least twice the rent, administrative and utility fees and contributions). This ensures that you can fulfill your rental obligations without any financial strain.

If the verification process doesn't go as expected, the landlord may decide to either approve or decline the rental agreement. If they decline, the reservation fee will be refunded to you, or you can use it for another property listed by homfi or Private House Brokers.

The verification process is entirely secure, and we won't have access to any sensitive data. Once the verification is complete and the certificate is issued, Simpl.Rent will delete any records associated with you.

If you encounter any issues with the verification process, please contact the homfi Agent before proceeding with the online reservation.

3. Tenant insurance

Tenant insurance is a product designed to cover potential damages to the rented property caused by you, your guests, pet-related accidents, or damages during your children's playtime. Having this insurance protects you from incurring repair costs out of your own pocket.

We require a minimum insurance coverage of 100,000 PLN, and the cost is 48 PLN per year. Please provide us with the certificate of the purchased insurance before the property handover date (protocol). Without it, we won't be able to hand over the keys to you.

4. Deposit amount / Start Light

Lastly, there's a security deposit amount, which will be held throughout the rental period in the homfi accounts or the Landlord's account. The deposit will be returned to you within 30 days after the rental agreement ends. It will be reduced by any outstanding payments for utilities, rent, or potential damages not covered by your Tenant insurance.

The amount of the deposit is determined individually with the landlord and is no less than 100% of one month's rent.

If you choose the Start Light service, instead of accepting a deposit in the amount of one rent, homfi will issue a financial guarantee for your obligations under the lease agreement up to 120% of the monthly rent.

Reservation confirmed

When you sign the rental agreement for reserved listing, the reservation fee will be reclassified as homfi’s remuneration or - in the case of the Start Light service - towards the first premium. Should you withdraw from signing the agreement, the reservation fee will not be returned (however, in the case of the Start Light service, you will be obliged to pay an amount constituting the difference between 123% of the offered rental fee and the reservation fee paid; e.g. if 123% of the offered rental fee is PLN 1,230 and the reservation fee paid by you is PLN 200, you will be obliged to pay an additional amount of PLN 1,030).

If the rental agreement is not concluded for reasons attributable to the landlord, the reservation fee will be returned.

Reservation rejected

Some reservations cannot be confirmed due to various reasons beyond the control of homfi – a decision made by the real estate owner, earlier reservation by someone else, and others.

If your reservation is rejected, the payment made to homfi in scope of the reservation fee will be returned to the same bank account, from which it was made.
