You can establish a plan together with your agent, hand over the keys, and come only to sign the sale agreement. We will inform you of everything in regular reports and conversations. You can also be actively involved in every stage, including presentation of the listing to potential buyers or installation of the advertising banner. You probably have a lot on your plate, which is why we recommend option one. :)

Of course, it happens all the time. Such a transaction requires a little more formalities, particularly the bank’s consent to delete the mortgage registry, but don’t worry, homfi’s agent will remind you of everything. There is no problem even when the buyer finances the purchase with a credit.

The rental management service offered by homfi is developed in a way that does not require your involvement. All you do is collect rental funds to your account and a report from the most recent month on a monthly basis. Our specialists will take care of everything in scope of finding and verifying a tenant, drafting the agreement, releasing the property to the tenant, and managing the rental on a daily basis in accordance with your power of representation.

Contrary to real estate rental brokerage services, management is a service performed on a continuous basis for an established number of years. There is no initial fee to be charged from the real estate owner, just the monthly fee for management collected from payments made by the tenant. This means that we collect remuneration only when the real estate is rented and the tenant pays rent. That’s fair, right?

Start by specifying your needs and requirements towards the real estate you want. Is it supposed to be a house, an apartment, a place of business, where is it supposed to be, how many rooms do you need, what elements do you require (balcony, garden, parking space)? Prepare a minimum plan (of absolute necessities) and a list of things that will be nice to have to help the agent prepare the offers right for you. Then consider your finances. If you have cash, you know how much you can spend, but don’t forget about the costs of the transaction itself. You can also write to us on the chat available on our website or on facebook – just remember to paste the link to the offer you like in the message. And you should let us know (or the agent over the phone) when is the best time for you to come and see the real estate.

Besides the price of the real estate, the buyer usually covers the transaction costs. These include notary public costs (notary fee and land and land and mortgage register charges), tax on civil law transactions (if you are buying on the secondary market), mortgage loan commission, or real estate insurance. The deposit is the main way to secure rental and is very common. This is the amount deposited by the tenant before getting the keys and recovered after expiration of the rental relation. It usually corresponds to one month’s bills, but can be higher, especially in the event of more expensive and extensively furnished properties. The landlord has 30 days to return it following expiration of rental and may deduct any outstanding payments in scope of utility consumption, cleaning, or damages to the property. This is why you should always pay your bills on time and repair all potential damages.
