How does it work?

In the Start Light program, we don’t ask you for a deposit or agency commission. Instead, you pay a monthly fee of 20% of the rental price for the first 12 months, and 10% for each month after that.

A modern way to secure your lease


Normally, a rental deposit is what protects the property owner. But with Start Light, the deposit is replaced by a guarantee — issued by homfi on your behalf to the landlord. It works like insurance: you pay a small monthly fee, and if anything goes wrong (a broken mirror, a stained wall, a damaged chair), the owner gets compensated directly by us. Fast, simple, secure.

Guarantee Certificate for tenants


After signing a lease under the Start Light program, you’ll receive a personalized electronic Guarantee Certificate. It’s official proof that homfi guarantees the property owner protection on your behalf — up to the amount and within the period stated in the certificate. Both you and the landlord receive a copy, so everyone knows the rental is properly secured and stress-free.

Your money stays in your pocket


Thinking about changing your place? Need more space or want to move to another city? With Start Light, you don’t need to wait for your deposit to be returned or pay one again at your next rental. That means no frozen funds and no extra financial commitments — you can simply transfer your Start Light plan to your new home!

A reward for responsible tenants


Take good care of the place and always pay on time? We love that. If you leave the property in great condition and your rental ends without any claims, we’ll reward you with a 25% refund of one month’s rent — paid straight to your bank account after the final settlement.

Starting your rental journey? Explore apartments available with the Start Light option on our website. They’re easy to spot — just look for the “Start Light” tag. Want to narrow your search? Use the filter to see only those properties where a deposit can be replaced with a brand-new form of security: a rental guarantee.

STEP 2

Book online


Found your perfect place? Great — just make your reservation online. The process is simple and fully remote. During the reservation, you’ll pay a booking fee — this confirms your interest and goes toward your first month’s rental fee. Once your reservation is complete, we’ll take care of the rest: we’ll put the apartment on hold for you and prepare your lease agreement.

STEP 3

Sign the lease


Almost there! You’ll receive a clear and transparent lease agreement, created by homfi’s Legal Department based on thousands of successful rentals. Have questions? Let us know — we’ll gladly explain everything. Once you’re ready, go ahead and sign — just make sure to do it within 7 days of your online reservation.

STEP 4

Receive your Guarantee Certificate


After the lease is signed, you’ll get your digital Guarantee Certificate by email. It includes your name, the guaranteed amount, the address of your rented apartment, and the validity period of the guarantee. A copy of the certificate also goes directly to the landlord — so everything’s clear and secure.

STEP 5

Move in


Just one last step! We’ll create a handover report together, documenting the apartment’s condition and meter readings at the start of your rental. Then, we’ll hand you the keys... and you’re ready to move in!
