Guesthouse with history for the price of land in the center of Wisla.

For sale in good condition wooden guesthouse with history to renovate, which is located in Wisla on the slope of the hill at a distance of about 250 m from the main road.
It is reached by a communal asphalt road, and used to be accessed along the entire plot of land

The building was built in 1950 and for many years the guesthouse "Cichy Kącik" was run there. Popular and visited many times by, among others, the staff of the University of Silesia or companies.
Since then, it was sold 2 times, and currently there is no business there for about 20 years, among other reasons due to the age of the owners.
The last renovation was carried out in 1972, and in 1985 expanded to include a workshop and garage, where the ceiling was reinforced, so that in the future the upper part of the building could be expanded, for example, a terrace, restaurants, spa area.

The usable area of the building is about 300 m2.
Larch logs were used for construction, which is in very good condition. The foundation was made of stone, pebble currently its acquisition is prohibited.
The roof is covered with sheet metal in good condition. There is a possibility to enter the attic.
The property is not covered by the supervision of the conservator, which makes it possible to renovate and expand according to one's needs, of course, maintaining the provisions of the zoning plan.

It is possible to connect to the municipal water supply system, which is located on the main road.
Gas heating or, as in the past, with a coal stove. Large hot water tanks were installed, which are now replaced with smaller ones.
Sewage disposal is to a huge tank (septic tank), which even at full occupancy was emptied about 2-3 times a year.

THE PROPERTY:

Prohibit the location of: car repair and service workshops, gas stations, garages and parking lots for trucks.

ZŁ - areas of meadows and pastures with permissible uses:
a) access to the property and pedestrian and road routes,
b) bicycle and walking paths, ski trails, cross-country skiing and downhill skiing,
c) networks and technical infrastructure facilities,
Prohibit the location of new buildings, afforestation (except for single tree plantings), the location of roads with permanent surfaces, permanent parking lots, hardened squares.

ZL - areas of forests and wooded areas is established as the primary use - forests and wooded areas, and permissible uses are:
a) the existing pedestrian and road routes, internal roads and property accesses,
b) tourist facilities in accordance with separate regulations on forests,
c) small architectural devices and facilities related to the service of bicycle tourism, as well as devices and facilities serving forest management,
d) networks and technical infrastructure facilities,
Prohibit the location of cubature objects permanently connected to the ground, except for objects related to forest management and small architectural objects, roads with a permanent surface, parking lots, hardened squares.
It is allowed to implement only roofs with roof slope angles of 20°÷45°, and the maximum height of buildings is 6 m.
