For sale: a fully developed building plot for the construction of a detached or semi-detached house in Wola Batorska, Niepołomice Commune.
1) basic purpose: detached and semi-detached single-family residential buildings with garages and outbuildings;
2) permissible use:
a) existing and planned farm buildings (including residential, farm or livestock buildings),
b) built-in service facilities and free-standing public services (particularly kindergarten facilities, health and social care facilities, as well as retail facilities with a sales area not exceeding 100m2 and catering facilities with a usable area not exceeding 100m2),
c) technical infrastructure facilities, devices and networks,
d) pedestrian accesses and bicycle paths not designated in the plan,
e) parking lots and parking bays,
f) managed and unmanaged greenery,
g) natural watercourses and drainage ditches not designated in the plan,
h) small-scale architectural features.
2. The following principles of development and management of MN1 areas are established:
1) adaptation of facilities and devices of the permissible purpose to the requirements and nature of the primary purpose;
2) prohibition of terraced residential development;
3) existing buildings are to be preserved with the following permitted:
a) changes to their current function in accordance with their primary and permitted purpose,
b) renovations, extensions, reconstructions, superstructures, etc. in accordance with the provisions of the plan;
4) development parameters and indicators:
a) development intensity index: no greater than 0.3,
b) building area index: max. 30%,
c) biologically active area index: min. 50%,
d) minimum number of parking spaces for newly constructed buildings: - for residential buildings – at least 2 parking spaces per 1 apartment, - for service buildings – at least 2 parking spaces per 50m2 of usable area and an additional at least 2 spaces per 10 employees,
e) maximum height of buildings (developments): for residential and service buildings max. 9m, for farm buildings max. 7m, for garages max. 6m; does not apply to buildings existing on the date of adoption of the plan, the dimensions of which are higher (reconstruction and extension of these buildings will take place while maintaining the existing height),
f) the total area of areas related to the permissible use cannot exceed 50% of the area of the land, investment site or building plot (excluding paragraph 1 point 2 letters a, b, e, f);
5) in terms of the architectural shaping of new developments, the following requirements must be met:
a) ensuring architectural uniformity of individual buildings within the investment site in terms of the shape of the bodies (taking into account the terrain configuration and the surrounding landscape), the method of dividing the facades (including the proportions of window areas), the form of roofs, used finishing materials and colors,

Wola Batorska, a town in the Lesser Poland Voivodeship, Wieliczka County, Niepołomice Commune. It is located approximately 30 km from Krakow.
