DESTINATION FROM MPZP: The areas of single-family housing and M1U services are intended for for the purposes of 1) single-family housing with devices related to its operation and greenery, 2) development related to conducting non-burdensome service activities. 2. Only services are allowed, the impact of which on the environment, exceeding the permissible level, does not exceed the area of the plot on which the investment is to be implemented, and does not result in an unacceptable reduction of the environmental standards of the residential premises located on this plot. 3.It is also allowed to locate: 1) separate parking complexes, 2) separate green areas and sports and recreation facilities 4. With regard to single-family housing, the following conditions for shaping the development are specified: 1) the number of overground storeys of single-family buildings is limited to two, where the second floor is allowed only as a utility attic in a steep roof, 2) the ground floor level of the building should not be higher than 1.2 m above the level of the adjacent area at the highest point; 3) the height of single-family houses is limited to 9.0 m, 4) it is obligatory to use traditional forms of steep, hipped or gable roofs, with the same inclination angle of the main (longer) roof slopes, ranging from 37O to 45O; the roof, possibly with abutments, protruding beyond the gable walls, with eaves along the longer façade, the porch should be covered with a roof with a similar slope, 5) the eaves elevation of the building's roof should be not higher than 0.3 m above the floor level of the second overground storey, 6 ) the color of the roofing should be dark, in red-brown tones; roof covering - tiles made of various materials or elements with a tile texture, 7) finishing materials of the facade should be kept in light tones, with colored plastering allowed; while wooden and stone elements in natural colors, 8) it is recommended to use: a) a rectangular, elongated projection of the building, with porches and arcades allowed, b) in the end walls of the horizontal division on the eaves line (i.e. the upper part of the wall should be of a different material or color than the lower part) and widened windchests, c) rectangular window and door openings, arranged vertically, with a fine division of sashes, 9) single-family houses should be implemented in the following system: a) detached, semi-detached or row houses - in areas "M1U ”, 10) residential buildings with two to four apartments should be built in a detached system. 2. The conditions set out in section 1 shall also apply to other buildings, including those related to non-burdensome service activities, carried out in the M1U area, and the maximum length of the building may be 30 m. IN NEIGHBORHOOD: - Factory Park shopping center; - shops and service points; - gas stations: - well communicated with the center of Krakow, close to the ring road IV, good access to A4, Balice airport; - a bus stop nearby; - excellent access to the planned Zabierzów Ring Road, which will be located in Rudawa, approx. 2 km west towards Krzeszowice
