LOCATION: The land property is located in Nieszkowice Małe, 9 km from the very center of Bochnia and 25 km from the border of Krakow, which guarantees quick access to the ring road / motorway (10 minutes).
PLOT: With an area of 1.08 Ha, approximately rectangular in shape. Flat, leveled ground (does not require leveling). The plot has access to utilities (water, electricity, sewage system) and direct paved asphalt access. The plot is currently covered by the Local Development Plan and marked with the MP symbol as residential areas for single-family housing with a higher standard. The areas marked with the MP symbol are intended for: 1) Basic purpose - single-family residential buildings in a detached system, 2) It is allowed to: grass surface, b) auxiliary farm buildings and garages built in or attached to buildings or as free-standing facilities, c) access roads, parking spaces, d) facilities and technical infrastructure facilities. 3) Within the boundaries of the MP, it is forbidden to locate: a) farm buildings, b) multi-family housing, c) single-family twin housing, d) devices of radio communication towers, e) agricultural and forestry production facilities, f) manufacturing and handicraft facilities g) separate warehouse buildings and open storage yards, h) temporary construction facilities, with the exception of construction facilities. 2. The following rules for the development and development of the MP areas are hereby established in accordance with the general rules as specified, and in addition: 1) The height of the building cannot be greater than: a) 10 m for the MP areas, with a tolerance of 15%, 2) Property divisions should be made in accordance with the general rules. The size of the plot for new buildings in the case of new geodetic divisions and the size of the built-up area are determined: a) for MP areas may not be less than 2,000 m2 3) The built-up area cannot be greater than 25% of the building plot, 4) the area of the land biologically active - at least 50% of the investment area (building plot). 5) The form of free-standing non-residential buildings should meet the following requirements: a) the height must not exceed 7 m, b) the height limitations specified in point 1 and 5a do not apply to service facilities for the implementation of public purposes, c) the colors of the finishing materials must be harmonized with the colors of the other buildings located on the plot. The number of above-ground storeys is limited to three, while the third storey is only allowed as a usable attic, in a steep roof.
