The lack of fencing and its current status as agricultural land give the investor complete freedom in planning and commencing work. The plot is not covered by the local development plan (MPZP). However, in accordance with the current Study of Conditions and Directions of Spatial Development of the City of Łódź, the area is designated NBA-U – a non-urbanized area with initiated urbanization processes, designated for organized service developments. This means that service development can be implemented after obtaining a planning permission (WZ). The study assumes a development density of up to 30% of the plot area, which allows for up to 3,000 m² of PUU (Service Usable Area) – and potentially more, depending on the design and the WZ decision. A municipal road is planned to run through the site – an extension of ul. Pushkin – which could enable the functional division of the plot and its sale in parts or further commercialization after infrastructure development.

PURPOSE / POTENTIAL:
According to the Study, a wide range of service projects could be implemented here, such as: a retail park or convenience facility; a logistics and distribution center or warehouse with an office; a clinic, nursing home, hotel, veterinary clinic, or educational facility; a salesroom, company headquarters, or showroom; a mixed-use development (services + warehouse + exhibition). The lack of a local zoning plan means the investor has greater flexibility in designing the investment, while still requiring a development decision. Additionally, the planned route of the new municipal road increases the long-term potential for property value growth.

Asking price: PLN 75/m², resulting in a total gross price of PLN 2,054,625 for the entire site.
