Basic information from the Local Spatial Development Plan:

the possibility of locating:

bicycle paths, crossings and pedestrian paths.
5) sports and recreation facilities and devices as well as small architecture such as a fountain,
monument, playground, gazebo, benches, seats etc.
3. The condition for the location of facilities and devices for the admissible purpose specified in
paragraph 2 is:
1) adapting it to the requirements and nature of the primary purpose;
2) keeping the proportions that the usable area of ​​services referred to in paragraph 2 point 1
it did not constitute more than 40% of the usable area of ​​the residential building
realized or realized on a building plot, with the exception of objects of
the nature of free-standing public services;
3) maintaining the principle of no nuisance to the service program conducted for
residents.

In order to achieve the desired functional and spatial effects and for
ensuring spatial order, it is established:
1. for single-family housing and development buildings
housing and service, it is established:
maximum height of buildings 10 meters, counting from the ground level at the main entrance to the building to the highest ridge of the roof,

2. It is determined that the biologically active area of ​​the building plot in the areas of single-family housing development (MN) cannot be less than 40% of the building plot area,
3. It is established that the land development area index in single-family housing development areas (MN), (...), cannot be higher than 30%;
4. The following parameters of newly separated building plots for single-family housing development are established:
the minimum plot area is:
for a detached building 1000m2,
minimum 700 m2 for semi-detached houses,
