The Western Małopolska Economic Activity Zone in Zator is located in the western part of Zator, near the planned city bypass – connecting national road DK 44 (Gliwice - Kraków) with national road DK 28 (Zator - Medyka) and the Podolsz bypass (DW 781).
The area is covered by the local spatial development plan and is designated as: 7PP - Areas of production facilities, warehouses, and warehousing facilities
1. For the areas marked on the plan drawing with the symbols: 1PP – 10PP, the designated use is: production facilities, warehouses, and storage areas.
2. In the areas referred to in paragraph 1, the following are permitted as primary uses:
1) manufacturing facilities;
2) warehouses, storage facilities, and wholesale outlets;
3) service developments;
4) administrative and social facilities;
5) parking lots;
6) commercial facilities, including marketplaces and transport depots;
7) photovoltaic installations, including those exceeding 500 kW;
8) two-level intersections, as referred to in § 15 paragraph 2 item 10 for the 1PP area.
3. The functions referred to in paragraph 2 may occur jointly or individually within a single building plot.
4. For the areas referred to in paragraph 1, the following supplementary uses are established:
1) garages, outbuildings;
2) small-scale structures and equipment;
3) landscaped green areas, playgrounds; 4) technical infrastructure facilities, devices, and networks;
5) access roads and access roads.
5. The following are established with respect to the principles of development and land development indicators referred to in paragraph 1:
1) building height no greater than 20 m, subject to § 7;
2) number of storeys no greater than 4, subject to § 7;
3) building area no greater than 70% of the building plot area;
4) development intensity indicators:
a) minimum - 0.05,
b) maximum - 2.8;
5) biologically active area no less than 20% of the building plot area;
6) roofs of any structure and shape, subject to § 7.
6. In terms of traffic access, the obligation to provide access from public roads, directly or indirectly, via internal roads or access roads, is established.
