Plot in an area covered by the local spatial development plan (RESOLUTION NO. LI/335/2014 of the City Council in Sułkowice of 13 November 2014): Designated 15 MN-E *areas designated for single-family housing*, implemented in the form of detached buildings of low intensity. For areas marked with the symbols MN-E the following are permitted: 1) location of a built-in service function of a commercial nature, with an area corresponding to the definition of a single-family residential building contained in separate regulations; 2) location of detached garage, utility and garage-utility buildings with a limit of 50.0 m2 of building area; 3) implementation of landscaped greenery, lawns, squares, playgrounds; 4) location of small architectural objects; 5) implementation of internal roads, parking lots; 6) implementation of pedestrian and bicycle paths; 7) location of technical and municipal infrastructure networks, devices and objects. The condition for locating facilities and equipment within the permissible purpose is to adapt them to the requirements and nature of the basic purpose; maintaining the proportions so that the sum of the development area of the permissible purpose specified in par. 3 point 2 and point 5 does not constitute more than 30% of the investment area. In terms of the method of shaping the development and the principles of land development, the following are established: 1) the development area index – no more than 30%; whereby: a) the development area within the areas of individual investments (plots) cannot be greater than 250 m2; b) in the case of construction of facilities on existing plots, with an area of less than 700m2, the development area within the areas of individual investments (plots) cannot exceed 100 m2, maintaining the index specified in point 2; 2) maintaining no less than 60% of the investment area as a biologically active area; 3) height of buildings: a) for single-family residential development in areas marked on the plan drawing with the symbol MN-E, up to two above-ground storeys, including an attic, height of buildings – not more than 9 m; b) for garages, utility buildings, garage and utility buildings – maximum one storey, height of buildings not more than 6.0 m; in the case of implementing a roof in the form of a terrace, the maximum height should be adjusted to the floor level above the first above-ground storey. c) height of basements of buildings not more than 1.0 m above the level of the ground adjacent to the wall of the building, in the place where the ground level is the highest; 4) roof geometry: a) for residential buildings, gable roofs (including hipped and semi-gable roofs) with an identical slope of the main roof slopes from 35° to 45° are established; b) for utility buildings and garages, gable roofs (including hipped and semi-gabled) with the same inclination of the main roof surfaces from 35° to 45° are established; it is also permissible to construct flat roofs in the form of terraces functionally connected with the residential building;UTILITIES:
